INCOME
One Adult: Gross income must exceed 2.5 times the apartment rental rate.
Roommates: Each individual gross income must exceed 2.5 times the apartment rental rate, OR, the combined gross income must exceed 4 times the apartment rental rate.
In addition to the above:
Qualified employment or income for the preceding twelve month period.
The household monthly financialobligations other than rent cannot exceed 40% of the gross income.
For self-employed or retired applicants, proof of the most recent income tax return (or written documentation from the company accountant of bank) must be received.
Out of the state prospects without established employment in Florida must show verification of assests in the amount of 3 times the total lease rent.
CREDIT BUREAU STANDARDS
Collections and negative credit listings over four years old will not apply.
Collections and/or negative reports within the most recent four years with current delinquencies in an aggregate amount exceeding one month's rent must show proof of payment plan and timely payments for a minimum of six (6) months, or make full restitution with written proof from creditor;or application will be denied.
Profit and loss listing within the most recent two years in the amount exceeding one month's rent, application will be denied.
Combination of collections and profit/loss listing in an amount exceeding one month's rent, application will be denied. Bankruptcy within the most recent two years,application will be denied.
Collections and/or negative credit listings that are exclusively medically-related will not supply.
RESIDENCE-PREVIOUS HOUSING HISTORY
A verifiable history of apartment rental or mortage payments for a minimum period of two (2) years.
Any rental history must have positive verification of prompt monthly payment, sufficient notice of intent to vacate, nor formal complaints regarding noise,etc.,no damages left unsatisfied, no unauthorized roommates or pets.
Applicant must not have any of the following incidents:
1. Any rent or damage in excess of the security deposit owing to landlord.
2. Have had any unauthorized roommates or pets.
3. Pattertn of late rent payments.
4. Pattern of complaints or police calls against applicant as tenant.
5. Current lease in effect without an approved sub-lease.
* Military personnel whose previous address were military housing are exempt fromt the above requirement.
Any previous eviction or a mortgage foreclosure is an automatic basis for rejection of an application.

Related Families:
One Bedroom - no more than three people; not more than two of them can be adults. Child must be under the age of six months.
One Bedroom Den - No more than three occupants.
Two Bedroom - Two persons per bedroom.
Roommates:
One Bedroom - no more than three persons; not more than two of them can be adults;one child under the age of six months.
Two Bedroom - no more than four people;no more than three adults.
SECURITY DEPOSIT
Full payment of security deposit paid prior to move in.
PET STANDARDS
Cats: Maximum of two cats per apartment. Must be neutered/spayed & de-clawed.
Dogs: Maximum of one dog per apartment. No more than 25lbs.fully grown. No dogs under 6 months of age.

GUARANTOR(S)
Should applicant not qualify in terms of income or previous housing,applicant,at the discretion of the landlord,may have the lease guaranteed by another party. The guarantor must submit a application and be approved based on the above qualification standards.
